The luxury level apartment units and community spaces within the complex combined with access to the amenity-rich village neighborhood creates a distinct and desirable living option in the heart of this historic village.
CHALLENGE:
Transform a prime real estate location in the Village of Wauwatosa into a prominent entry point with a significant mixed use development while maintaining the daily functions of a popular bank branch.
HIGHLIGHTS:
- The design team worked diligently to respond to the needs and input of numerous stakeholders in order to create a development that will serve as a catalyst project for the Village of Wauwatosa.
- Due to traffic and parking concerns with the existing village infrastructure as well as the addition of high profile retailers, parking solutions for the project were a priority. Two stories of underground parking were provided for apartment residents as well as one story of public parking at grade.
- The exterior design of the building has been articulated as three distinct structures to create a project scale more responsive to the surrounding urban fabric.
- The four-story structure punctuates the high-traffic State Street corner highlighting the mix of high-profile national and local retailers.
- The first floor retail experience extends pedestrian activity along State Street while amenity-rich spaces within the 148-unit apartment complex are positioned overlooking the dynamic corner to add to the vibrancy of the village experience.
- The unique shape of the site creates a dynamic courtyard in the center of the plan where the exterior amenities can be privately enjoyed by residents.
