AG has projects wrapping up from coast to coast in 2023. Over the last 50+ years, AG has completed projects in over 35 states. This year, the team will help clients welcome residents to vibrant senior living communities in Colorado, Florida, Wisconsin, Illinois and New Hampshire. In addition, AG has a number of exciting multifamily projects opening in Illinois and Wisconsin. Each exemplifies how bright vision and collaboration can deliver bold communities.

Aberdeen Ridge | Colorado Springs, CO

Adaptive Reuse - Arabella Commons Area

Colorado Springs offered PMMA the perfect site, featuring picturesque views of the Garden of the Gods and Rocky Mountains, to extend the organization’s mission into a new state and market. Respecting the topography played a key role in the master plan and was critical for building consensus with project stakeholders, including community neighbors. The project includes 171 independent living, 40 assisted living and 24 memory care apartments. In addition to providing desirable resident living spaces and maintaining connections to nature, enhancing wellness was a priority. Indoor-outdoor living spaces, multiple dining venues and a state-of-the-art fitness center and pool encourage a vibrant lifestyle. Amenities and outdoor connections were prioritized at every level of care, including a secure courtyard for memory care residents.

Coleman Center at Fleet Landing | Atlantic Beach, FL

The renovation of Coleman Center marks the final project of a multi-phased strategic master planning effort at Fleet Landing. Over the last three years, the project team has introduced new living components and amenities while refreshing existing spaces. Each project has been aimed at creating an amenity-rich walkable experience for all residents to enjoy. The 2023 completion of the Colemen Center renovation, follows the introduction of Main Street, a newly constructed dining hub and culinary experience, and the renovation of the wellness-focused Windward Commons. The reprogramming of Coleman Center solidifies its position as the hub of the original campus and centralizes administration and marketing functions in spaces that reflect the design of the rejuvenated campus. In addition to being the welcome center for potential residents, it provides new exciting amenity options for the entire campus. Along with an enticing library and gathering area, residents can now enjoy a destination sports bar with attractive lake views. A modern dining venue with a presentation-style kitchen adds another unique culinary experience to the campus. At Coleman, residents can dine, dance, play pool or connect and relax—vibrant lifestyle activities that add to the marketability of this premier Atlantic Beach senior living community.

The Woodlands at Canterfield | West Dundee, IL

The Woodlands at Canterfield in West Dundee, Illinois continues AG’s relationship with Nelson Construction and Development. The collaboration has been focused on introducing thoughtful assisted living and memory care households into communities across Illinois and Iowa. The first project, CedarStone, opened its doors in 2022. The Canterfield project adds the expertise of the long-established and respected senior living operator, The Franciscan Sisters of Chicago, to the partnership. The three-story building was carefully integrated into the topography of the site, minimizing the overall scale by having a walk-out lower level. The project continues the successful model designed for the CedarStone project while addressing lessons learned from the construction and early operations, including the addition of unique design features such as the memory care solarium and a pub dining area. The community layout organizes 91 assisted living units and 38 memory care units around thoughtful commons spaces. The design prioritizes connections to nature and ample amenities to elevate the lifestyle and daily life of residents.

Eastcastle Place | Milwaukee, WI

AG has been supporting the growth and development of the Eastcastle Place campus since 2002. In early 2019, the team began work on an extensive campus repositioning and renovation effort. A master planning initiative identified multiple phases of work to right-size the community offerings. The project encompasses approximately 132,000-sq.ft. of renovations and a 400-sq.ft. addition. The scope included renovations in multiple buildings for residents in all levels of care (independent living, assisted living and memory care). The team navigated complex construction sequencing due to the nature of the existing facility and the necessity to keep buildings operational during construction. Management of this job also involved close work with the City of Milwaukee and Historic Preservation due to the historic nature of buildings on campus. During this project, Eastcastle Place also received Historic designation status from the State of Wisconsin. In addition to elevated residential units, the project includes campuswide amenity enhancements.  

Avenue North &  Avenue West  at Belle City Square | Racine, WI

Development progress continues at the historic Horlick Malted Milk Company site in Racine, Wisconsin. AG has worked with J. Jeffers Company on the historic property since 2019. In 2021, the debut 60-unit market-rate/affordable housing project, Arabella, was introduced. This was followed by The William, a 90-unit market-rate complex in 2022. In 2023, construction will be completed on two new buildings. Avenue North will offer 83 units of market-rate housing and Avenue West will introduce an additional 84 units. The amenity highlights of the buildings include a fourth-floor club room, rooftop plaza decks, coffee lounges, a pet wash area, a fitness room and a remote work/collaboration suite. This exciting revitalization effort continues with work in progress on commercial buildings and more residential, retail and commercial projects to come.

The Ridge – Riverwoods Exeter | Exeter, NH

In 2016, AG began an exciting collaboration with The RiverWoods Group, a premier senior living provider in eastern New Hampshire. With the initial CCRC project, called Riverwoods Durham, AG helped the organization expand its footprint to serve seniors connected to the University of New Hampshire. The community continues The RiverWoods Group’s focus on maximizing quality of life through lifelong learning, environmental awareness, fitness and outstanding dining experiences. After Durham’s completion in 2020, attention was turned to amping up lifestyle options for residents at the existing Riverwoods Exeter campus—starting with The Ridge. The project scope included a building addition for administrative offices and services, improving operations while freeing up space for an enhanced amenity offering. The newly opened renovated areas provide residents with a variety of engaging experiences in beautiful new settings, including a bistro, dining room, multipurpose room, library, living area, game room, club room, wellness suite and spacious outdoor patio. As part of the renovation process, the team enhanced the entry sequence and updated the common area corridors.  

Seasons | Multiple Locations

The AG Team has been working with Fiduciary Real Estate Development on a portfolio of branded multifamily properties across Wisconsin and Illinois called Seasons, since 2018. Each project is carefully integrated into the surrounding community or neighborhood with careful thought given to architectural context, market-specific considerations as well as opportunities to enhance and evolve the product offering.

The projects typically include 220-300 units with a mix of studios and one-, two-, and three-bedroom options. These garden-style apartments provide residents with individual unit entries, and some have direct access garages.

In addition to luxury living, the projects include a vibrant clubhouse with an exterior pool, grilling area and socialization opportunities inside and out. Other site amenities include interconnected sidewalks for walkability as well as secondary grilling areas on the property that are accented with seating and festoon lights to create a communal area for residents. Pet areas provide convenience for those with dogs, and there is also a car wash and pet washing station for resident use.

In 2023, the team will wrap up construction and open the doors to Seasons at Braun Road and Seasons at River View. A highlight of the Braun Road property is the centralized green space that connects seven of the 14 buildings on the site. This provides a pedestrian connection that creates a walkable experience leading to the clubhouse. Buildings anchor a newly created public right of way with guest parallel parking for an urban residential feel.

Life at River View will include a larger more exciting clubhouse—a design enhancement premiering in this Wisconsin location. New to this clubhouse is a movie room with a custom television wall, dry bar and a fireplace. A modern pergola with an integrated television adds to the already amenity-rich pool area, another detail to elevate the outdoor living experience at the clubhouse. A playground is also integrated into the plan for the younger residents of the River View neighborhood. This multifamily project is part of a larger community development that includes commercial parcels for restaurants, medical offices and other uses. A portion of the site is also reserved for developing a senior living component.
