CHALLENGE:

Completely reconstruct a 45-year-old community on a challenging site while maintaining day-to-day operations for all existing residents.

HIGHLIGHTS:

  • Applying new urbanist design principles to its internal planning, a series of main and intersecting “streets” were created to lead to distinct destinations. This planning process encourages residents and family to wander and explore with intersecting stop spaces and activities enticing them along the way.
  • A series of five courtyards extends that connectivity beyond the interior to support an active lifestyle and reinforces a sense of place.
  • A unique feature that facilitates operational efficiency is the placement of the independent living fitness area adjacent to the physical therapy rehabilitation gym so that the indoor pool can be shared. This distinct amenity provides a valuable health care benefit for those using the rehab component located in the skilled nursing area.
  • The 50-bed skilled nursing component had a 20-bed rehab unit strategically placed so that rehab and long-term beds can “flex” to meet market demand.
