An outdated office building in a prominent location is replaced by a modern, attractive, LEED for Homes Gold multifamily complex that reflects the changing nature of this suburban area.
CHALLENGE:
Due to a freeway exit, a true front door entry to the property off the main thoroughfare was not possible. The design strategy needed to create a sense of place and entry without comprising the adjacent residential neighborhood.
HIGHLIGHTS:
- The design team was able to work with the city and the neighbors to improve the alley access to the site. By widening an existing alley, more of a residential street with landscaping was achieved creating an attractive front door to the complex.
- This entry point directs traffic to the true front of the property with access to amenity spaces such as a party room, office and workout area.
- An E-shaped plan embraces a plaza deck and green roof over parking levels and maximizes western views.
- Open unit plans focus attention on the living space, yet all units have outdoor access via patios or balconies. The outdoor spaces provide urban views to the retail corridor or quiet residential exposure.
- Due to the nature of the existing area of retail and its previous reputation as “automobile alley,” traditional brick detailing was blended with a slick automobile aesthetic. A layering of wall panels and brick creates a three-dimensional sculptural effect.
- Details of the project that supported the LEED Gold certification include: the location near Milwaukee County Transit System bus stops, lights and appliances with high efficiency ratings, plumbing fixtures that help conserve water, an enhanced envelope, landscaping with permeable pavers and a green roof.
