CHALLENGE:
Organize a series of apartment buildings on an expansive brownfield site to take advantage of natural amenities to the north while minimizing unappealing views of industrial properties to the south.

HIGHLIGHTS:

  • The design team embraced the site challenges by bookending the property with two, four-story structures that embrace the urban context of the site.
  • The remaining four apartment structures of this multifamily development are two-story walkup style buildings with individual garages.
  • By orienting the buildings, east and west views of the historic Schoonmaker Reef were maximized. This allows the complex to focus inward in an effort to minimize adjacencies to industrial properties.
  • A strategically located clubhouse serves as the front door to the project. A community room, leasing office, fitness club, outdoor pool, grill station and fire pit are amenities that attract residents to socialize in this centrally located space.
  • The connection to the Schoonmaker Reef allowed the team to create an educational landscape where the history of Wauwatosa as well as interesting facts about southern Wisconsin landforms and terrain can be shared with visitors.
