CHALLENGE:
Create a dense market-rate rental community on a site constrained by a high water table, an existing enclosed storm sewer, and bordered by single-family residences.

HIGHLIGHTS:

  • A carefully sited apartment complex with an urban design aesthetic that responds to its location near a historic village center.
  • By creating two, 76-unit buildings the project is able to flank the existing storm sewer easement.
  • Each building sits on an enclosed parking base that eliminated the need for costly underground construction.
  • A private drive along the southern property serves as the privacy point of access to both of the structures as well as the enclosed parking which minimizes traffic impact on the single-family neighborhood to the north.
  • By thoughtfully reducing the height of portions of the northern façade the complex respects the architectural scale of the adjacent single-family structures.
