CHALLENGE:
After working with several developers and providing multiple iterations of conceptual design for this property, AG welcomed the opportunity to collaborate with Land By Label to bring the right residential development to market.

HIGHLIGHTS:

  • The site planning and architecture were informed by three critical design drivers: maintaining pedestrian connectivity, upholding the site’s main street identity and creating an architectural vernacular that subtly respects the area’s heritage with a simple materials palette.
  • To achieve pedestrian connectivity through the site, the building is separated into two separate C-shaped structures that frame the northern and southern boundaries.
  • A two-story clubhouse creates an attractive endcap to the north and south structures while allowing for an open pedestrian “portal” through the site that guides the public from the activated 70th Street corridor east to Summit Place.
  • The clubhouse features a concierge-style desk, leasing offices, a fully equipped resident kitchen with a large island and lounge, a state-of-the-art fitness center, a sports lounge with golf simulator, a full bar and a rooftop deck.
  • Expansive windows and overhead doors reinforce outdoor connections with views and access to the pool and courtyard plaza.
  • The outdoor courtyard offers a canopy covering comfortable seating, TV, grilling station, and dining area. Residents can also enjoy a firepit lounge area and two separate lawn spaces for yard games and gatherings. In addition, residents have access to a dog park and a dog spa.
  • The outdoor pool experience includes an expansive pool deck and sun shelf surrounded by lounge chairs and dining areas.
  • The Apiary amplifies the main street identity of 70th by positioning first-floor townhome units along the street edge, offering private entries and walk-up patios that enhance the site’s walkability to area businesses.
  • The architectural design contemplates a simple material and color palette with an interplay of brick masonry and architectural metal panels with moments of wood-look panels, architectural steel and expansive windows.
  • Alternating roof heights allude to the history of West Allis buildings built and adapted to changing needs over time.
  • The 246 apartments offer a marketable mix of unit styles, including studio, one-bedroom, two-bedroom and three-bedroom layouts to address the varying lifestyle needs and price points of the wide demographic drawn to the West Allis community.
